Floors in a Small, Established Town
Arcadia covers just over half a square mile, and most epoxy flooring jobs here are in houses that have been standing for a while. The 2020 census counted 667 housing units in town, fewer than the 683 counted in 2010. Population peaked at 1,801 in 1980 and was 1,515 in 2020. That tells us Arcadia is not a place of brand-new subdivisions. Most slabs we look at are established concrete with some history on them.
What an established slab needs
Older garage and basement floors tend to share a few traits:
- Hairline cracks and wider settlement cracks, sometimes patched more than once
- Old paint, sealer or a past DIY epoxy kit that is peeling
- Oil stains that have soaked well into the surface
- Pitting near the door from years of winter salt
- Uneven spots where the slab has dropped a little
None of that rules out a coating. It does mean the prep takes more time than on a new floor. We remove failing coatings, grind the surface open and repair the damage before any resin goes down. When we price an Arcadia floor, the quote spells out how much of the work is prep.
A town built on clay and gas
In 1888 the Frankfort Oil and Gas Company struck a gas vein that ran about six miles southwest from Arcadia. Factories followed. A brick plant opened using local clay, and glass makers moved in, including the Baker Glass Company in 1894. Clay-heavy ground drains slowly, and that matters below grade. A basement floor that sits on wet ground can push moisture up through the concrete. We test basement slabs before we recommend a system and use a moisture-tolerant primer when the readings call for it.
Basement floors
A coated basement floor is brighter and easier to sweep, and it does not shed concrete dust. For laundry rooms and storage areas we usually suggest a solid-color epoxy with a light flake. For a finished family room or home gym, a metallic or flake system with a satin topcoat looks more like a finished floor. If water actually comes in through walls or cracks, that is a drainage problem, and we will tell you so before you spend money on a coating.
Workshops and detached garages
Plenty of properties around a small town have a detached garage or a shop building out back. These are often unheated and see tools, mowers and project cars. A flake floor with a chemical-resistant topcoat holds up to dropped tools and fluid spills. We schedule unheated buildings for weather that suits the product so the coating cures properly.
Getting a price
We visit the floor, measure it, check moisture and look at every crack before we write a number down. The written quote names the system, each coat and the prep. Call (463) 283-5471 to set up a visit.
What to clear before we start
In an older garage, years of storage tend to pile up along the walls. We coat right to the edges, so shelving and cabinets need to come away from the walls, or we can coat around built-ins if you prefer. Tell us about anything heavy you cannot move yourself. We also ask that cars stay out for the full cure time listed on the quote. Pulling in early is the most common way a new floor gets tire marks lifted into the topcoat, especially in warm weather.
If you are not sure whether your slab is worth coating, ask anyway. We would rather look at it and tell you honestly than have you spend money on a floor that will not last.
Arcadia Background for Your Floor
- Small and settled housing stock. The 2020 census counted 667 housing units in Arcadia, 7.5% of them vacant, down slightly from 683 units in 2010.
- Gas boom and local clay. An 1888 gas strike ran about six miles southwest from town, and a brick plant opened using local clay while glass works moved in.
- Railroad origins. Arcadia was laid out in 1849, and the Peru and Indianapolis Railroad through town was complete by 1852, along with the post office.

Arcadia Questions
Can you remove an old peeling garage floor kit before recoating?
Yes. We grind the old coating off along with any weak surface concrete. A new system bonds to clean, open concrete, so leaving the old kit in place would only set up the same failure again.
Is a basement floor in Arcadia a good candidate for epoxy?
Often it is, but we test it first. If moisture readings are high, we use a primer made for damp slabs. If water is actively coming in, the leak needs to be fixed before any coating.
How long will my garage be out of use?
Most garages take one to two days to install, then a cure period before parking. Polyaspartic topcoats can shorten that. Your quote lists the times for the system you choose.
