Old Streets, New Slabs and Everything Between

Pendleton was platted in 1830, so epoxy flooring in Pendleton covers a wide range of concrete. Near the center, the Pendleton Historic District runs between Fall Creek, the old Conrail line, and Madison and Adams streets. Some homes there have been standing for well over a century. On the edges of town and out in Fall Creek Township, there are newer houses, pole buildings and shops. We look at each floor on its own terms.

After the 2019 storm

On the evening of May 27, 2019, a high-end EF-2 tornado with winds near 130 mph struck Pendleton. Some properties had garages and outbuildings repaired or rebuilt afterward. If yours was replaced, you may have a fairly new slab that has never been coated. If it was patched, you may have new concrete meeting old concrete across the floor. That joint needs attention before coating:

  • We grind both sections to the same open profile
  • We fill the seam so it does not telegraph through
  • We check for height differences that could trip someone or hold water

Floors near Fall Creek

Fall Creek passes through the west side of town on its way southwest to the White River in Indianapolis. Lower lots close to the creek can have damper basements. A moisture test tells us whether basement floor epoxy can go down with a standard primer or needs a vapor-tolerant one. If you see water seeping in at the walls, that needs fixing before any coating.

Outbuildings and shop space

Pendleton covers about 13.4 square miles, which takes in more open land than many towns its size. Detached garages, pole barns with poured floors and workshops are common requests. Those buildings are often unheated, so timing matters. We check slab temperature on the day and schedule shop floors for weather that lets the coating cure properly. Good fits for that kind of space:

  • Garage floor epoxy with a thick topcoat for tractors, mowers and trailers
  • Flake epoxy floors that hide mud and dust tracked in from the yard
  • Commercial floor epoxy for a working shop with heavy tools and rolling carts

Choosing a finish

In the historic center, a lot of people want a garage that looks clean without looking new. A muted flake blend in grays or tans suits that. For a finished basement in a newer home, metallic epoxy adds a poured, glossy look. For quick turnarounds, a polyaspartic topcoat cuts down on how long the space is closed.

What we will not do

We will not coat over concrete that is cracked from settling or heaving and call it fixed. If the storm or the years have left a slab broken or uneven, we will tell you a concrete repair needs to come first.

Steps on a typical Pendleton job

1. A site visit to measure, test moisture and look for storm repairs or old coatings. 2. A written quote that lists the prep, each coat and the total. 3. Diamond grinding with dust collection, edges included. 4. Crack, seam and spall repair. 5. Base coat, flake or color layer, and topcoat. 6. Written cure times before you walk on or drive on the floor.

For detached buildings without power near the door, we ask about outlets ahead of time so the grinder and vacuum can run safely.

Pendleton Questions

My garage was rebuilt after the 2019 tornado. Is the slab ready for a coating?

Probably, if it has had time to cure. We still grind it and test for moisture. If part of the old floor was kept, we pay close attention to the seam between old and new concrete.

Can you coat an unheated pole barn floor?

Yes, when temperatures allow. Cold slabs slow curing and can hurt adhesion, so we check the floor temperature and plan the job for a stretch of suitable weather.

Do you work in the historic district?

Yes. We coat interior garage and basement floors there regularly. Older floors usually need more patching and paint removal, and we include that in the written quote.
