Older Slabs Just South of Carmel
We bring epoxy flooring to Indianapolis homes mostly on the north side, the part of the city closest to our Carmel base. The Monon Trail is the easy way to picture it. It starts at 10th Street near downtown, runs north through Broad Ripple and crosses into Carmel at 96th Street. The neighborhoods along that line have some of the oldest concrete we coat.
Mid-century housing means mid-century concrete
Between 1950 and 1970, nearly 100,000 housing units were built in Marion County, mostly outside Center Township. A lot of those homes are on the north side. Their garages are often one or two bays, sometimes detached, and the slab has had 55 to 75 years to settle, crack and collect a few coats of paint. None of that rules out a coating. It does change the prep.
On an older Indianapolis garage we usually expect to:
- grind off paint, sealer or old kit coatings down to clean concrete
- open up and fill cracks, and rebuild chipped edges at the door
- check for slab sections that have dropped or tilted toward the house
- test for moisture, since an older slab may let more vapor through
Humidity is the basement story here
Indianapolis averages 72.3% relative humidity across the year, and it peaks at 78.0% in December. Below grade, that damp air meets a cool slab and can condense on it. Older basements may also have hairline cracks, old floor paint or efflorescence, the white powder left when water carries salts through the concrete. We test the slab before recommending anything. If the readings are high, we use a moisture-tolerant primer. If water is actively coming in, we tell you that a drainage fix comes before any floor coating.
Where coatings help most in the city
- Detached garages and carports with slabs that have turned dusty and stained.
- Basement laundry and storage rooms that need a surface you can mop.
- Home gyms and hobby rooms where a metallic or solid-color floor brightens the space.
- Small shops and service bays that need a tougher, chemical-resistant build.
Snow and salt still apply
The city's climate table lists about 25.5 inches of snow in an average season, and the January mean is 28.5°F. That is plenty of salting and plenty of freeze-thaw cycles. A garage near Keystone, College or Meridian picks up the same brine as one in Carmel. A flake system with a clear topcoat holds up well to it and keeps the floor easy to rinse in spring.
How we price an older city slab
Two garages the same size can price very differently in Indianapolis. One may need a light grind and a few crack fills. Another may need two passes to remove paint, edge repair at the door, a moisture-tolerant primer and spall rebuilding where the floor meets the driveway. We do not guess at that from photos. We visit, measure, test and then write a quote that lists each prep step and each coat, so you can see where the cost comes from.
Before you call
It helps to know roughly when the house was built, whether the garage floor has ever been painted or coated, and whether the basement has ever taken on water. Photos of the worst cracks and stains are useful too. None of it is required. We check everything on site.
Indianapolis Facts That Shape the Job
- A postwar building wave. Nearly 100,000 housing units were built in Marion County between 1950 and 1970, mostly outside Center Township, which is why so many north side garages are 55 years old or more.
- A damp climate. Average annual relative humidity in Indianapolis is 72.3%, with a December peak of 78.0% and a March low of 69.9%.
- The Monon connects the city to Carmel. The trail follows the old Monon Railroad from 10th Street downtown through Broad Ripple into Carmel at 96th Street, and more than 1.3 million people use it each year.
- Unigov reshaped the city. City-county consolidation took effect January 1, 1970, adding more than 300 square miles and about 250,000 residents to Indianapolis.

Indianapolis Questions
My Broad Ripple garage floor is painted and cracked. Is it worth coating?
Often, yes. The paint comes off during grinding, and most cracks can be filled. We check for sunken or tilted sections during the estimate, because those may need concrete repair before a coating makes sense.
Can you coat a damp Indianapolis basement?
We test the slab first. A floor with high vapor readings can take a moisture-tolerant primer under the coating. A basement where water is actually seeping in needs that fixed first, and we will tell you so.
Do you work south of the north side?
Our regular area in Indianapolis is the north side, closest to Carmel. If you are elsewhere in the city, call and ask. We will tell you honestly whether we can schedule your job.
