Floors Shaped by a Postwar Boom

Lawrence grew from 1,951 people in 1950 to 10,103 in 1960, a jump of more than 400% in ten years, and that boom still shapes most epoxy flooring work we do here. A big share of the city's homes date to the decades that followed, along with another surge between 1990 and 2000. The 2020 census counted 49,370 residents and 20,354 housing units. Lawrence also kept its own government under Unigov, as one of four excluded cities in Marion County.

Garages in mid-century neighborhoods

Houses from the 1950s through the 1970s often came with one-car or narrow two-car garages, and some have been enlarged since. Their slabs have had fifty or more winters of salt and wear. Common things we see:

  • Surface scaling and pitting near the garage door
  • Cracks that have opened and been patched more than once
  • Old floor paint that is flaking
  • Garages converted into workshops, laundry areas or storage

We grind off old paint and weak concrete, repair what needs it and then build a system that suits how the space is used now.

Rain and basements

Lawrence gets about 46.6 inches of precipitation a year under the 1991 to 2020 normals, and June is the wettest month at almost 6 inches. Fall Creek runs through the northwest part of the city. In a basement, steady rain can mean damp walls, a sweating floor or vapor coming through the slab. We test every basement floor before we recommend a coating and use a vapor-tolerant primer when the readings call for one. If water is getting in, we will point that out first, since a coating cannot stop a leak.

Rental properties

Lawrence's rental vacancy rate was 10.7% in 2020, compared with 1.2% for owner homes, so plenty of houses here turn over between tenants. Landlords ask us for floors that clean up fast:

  • Garages: flake epoxy that hides stains and tire marks
  • Basements and utility rooms: solid color with a light flake, easy to mop
  • Turnover timing: polyaspartic topcoats that cure quickly between leases

Newer homes in Lawrence

Not every slab here is old. Neighborhoods built from the 1990s on have larger attached garages with smooth, dense concrete. Those floors get a full grind and a cure check, then usually a full flake system.

Near Fort Harrison

Fort Benjamin Harrison closed as an Army post in 1991, and much of it became Fort Harrison State Park. Homes and businesses near the old fort range widely in age, so we look at each floor on its own terms before we price it. Call (463) 283-5471 to book a visit.

A note on salt and older concrete

Marion County streets get plowed and salted all winter, and Pendleton Pike and the I-465 interchanges carry a lot of traffic into Lawrence neighborhoods. Older concrete that has absorbed salt for decades can have a weak, flaky top layer. We grind until we reach solid concrete, even if that takes more passes than a newer slab would. Skipping that step is why some coatings on older floors peel within a year or two. On the quote we note how much grinding and repair we expect, so the price does not surprise you.

Lawrence Questions

Can you coat a 1960s garage floor in Lawrence?

Usually. We grind off old paint and weak surface concrete, repair cracks and pitting, and then coat. If the slab is badly broken or heaving, we will tell you it needs repair first.

My basement gets damp after heavy rain. Can it be coated?

We test it first. Vapor coming through the slab can often be handled with the right primer. Water entering through cracks or walls needs to be fixed before a coating goes down.

Do you work with landlords?

Yes. We can quote garages and basements in rental homes and schedule installs between tenants, with cure times in writing.
