Two Eras of Concrete in One Town
Fortville is a town where epoxy flooring can mean two very different jobs a mile apart. The town was platted under the name Walpole in 1849 and incorporated in 1865, and its historic downtown still anchors the town. Meanwhile, housing units grew from 1,454 in 2000 to 2,057 in 2020, and the town estimated its population at over 6,000 in December 2025. So we coat both old garages and slabs that were poured last year.
Near downtown: older homes and outbuildings
Houses closer to the center of town often have garages that have been added on to, re-poured in sections or used as workshops for decades. We often find:
- Slabs poured at different times that meet at a ridge or seam
- Old paint or a worn porch-and-floor coating
- Deep oil stains and pitted areas near the door
- Low spots where water collects
We grind seams flat where we can, repair spalls and treat oil before priming. Where a slab has a pour seam, we usually honor it as a joint so the coating does not crack along it later.
On the edges: newer subdivisions
Newer Fortville homes usually have attached two- or three-car garages with dense, smooth slabs. These need a full diamond grind, removal of any builder sealer and a cure check if the house is very new. Most owners pick a flake system or a polyaspartic topcoat for a fast return to parking.
Which system fits which floor
| Floor | What we usually suggest | |---|---| | Older garage used as a workshop | Thick epoxy base, flake, chemical-resistant topcoat | | New attached garage | Full flake with polyaspartic topcoat | | Unfinished basement | Moisture-tested primer, solid color with light flake | | Finished basement or bar | Metallic epoxy with satin topcoat | | Small storefront downtown | Solid color or light flake, quick-cure topcoat |
Downtown businesses
Fortville's historic downtown has local shops, restaurants, service businesses and arts spaces. For a back-of-house floor, a retail floor or a studio, a coated surface is easy to clean and hides wear. We can work after hours or over a closed day, and the quote spells out when you can reopen.
Basements
In any basement we take a moisture reading first. A dry slab can take almost any system. A damp one needs a primer made for vapor. Active leaks need to be fixed before we coat anything.

Before the install day
Whatever age your floor is, a few steps make the day go smoothly. Move vehicles out the night before. Clear the floor and pull shelving away from the walls so we can grind and coat the edges. If you have a freezer or second fridge in the garage, tell us so we can plan power and placement. Kids and pets should stay out of the space while we grind and while the coating is wet. We will let you know when it is safe to walk on, when items can go back and when you can park.
Why we grind instead of acid etching
Some kits tell you to etch the floor with acid and rinse it. On an old Fortville slab with paint and oil, etching cannot remove those layers. On a new slab with a sealer, acid barely touches it. A diamond grinder takes off the top skin of the concrete along with whatever is on it, so the coating bonds to sound material. We grind every floor, edges included, and collect the dust with a vacuum as we go. That one step does more than anything else to keep a coating from peeling.

- Housing added since 2000. Housing units rose from 1,454 in 2000 to 1,705 in 2010 and 2,057 in 2020, when 4.2% were vacant.

Fortville Questions
My older Fortville garage has two slabs that meet in the middle. Can you coat it?
Yes. We grind the seam as flat as practical and treat it as a joint in the coating. That keeps any movement between the two pours from cracking the new floor in a random spot.
Can you coat a floor that has old paint on it?
We grind it off. New coatings need bare, open concrete to bond well, so old paint comes off first.
Do you work in downtown Fortville businesses?
Yes. We schedule around your hours and give written cure times so you know when the space can reopen.
