New Homes, Young Concrete

McCordsville has added houses faster than almost anywhere around it, so most epoxy flooring jobs here start on a slab that is only a few years old. The town had 1,717 housing units in 2010 and 3,028 in 2020, and its population went from 4,797 to 8,503 over the same decade. The 2025 estimate is 13,094. A lot of those garages have never been coated, and many owners want it done before their first full winter of salt.

Why a new slab still needs prep

It is easy to assume fresh concrete is ready for paint. It usually is not.

  • Cure time. Concrete gives off moisture as it cures. Coating too early can trap that moisture and cause bubbles or peeling.
  • A slick surface. Builder garages are often power-troweled to a hard, smooth finish. Resin needs an open profile to grab, so we diamond grind the whole floor.
  • Curing compounds and sealers. Some slabs get a cure-and-seal product at pour. It has to come off, or the coating bonds to the sealer instead of the concrete.
  • Shrinkage cracks. Small cracks show up as new concrete dries. We fill them before the base coat.

Picking a system for a new garage

Most McCordsville homeowners choose between three finishes:

  • Full flake epoxy. A dense chip broadcast that hides dirt, salt film and tire marks. It is the most common pick for a two- or three-car garage.
  • Polyaspartic. A faster cure and a UV-stable topcoat that will not yellow in a garage that gets afternoon sun with the door open.
  • Solid color with light flake. A cleaner, simpler look for owners who keep the garage as a workshop or gym.

We bring samples to the estimate so you can see them against your walls and cabinets.

Basements in newer homes

If your house has a basement, the slab is usually unfinished when you move in. Coating it before you add furniture, a gym or storage is the easy time to do it. We test for moisture first and pick a primer that suits the readings.

Neighborhood rules

A floor coating is interior work. If you live in a neighborhood with an HOA, it may still have rules about work hours, trailers or contractor parking. Let us know when you book and we will plan the job around them.

How we schedule

Most garages take one to two days plus cure time. We can often book late spring through fall for garages, and basements year-round. Call (463) 283-5471 to set up a visit.

Keeping a new floor looking new

Once the floor is down, upkeep is simple. In winter, push standing slush out the door with a floor squeegee every few days so salt does not dry into a film. A rinse with plain water in spring takes care of most of what is left. For everyday dirt, a dust mop or a soft broom does the job. Avoid harsh acid cleaners. A few mats under heavy toolboxes or a workbench with steel feet help spread the load. Put felt pads under anything you drag. If you ever chip the floor with a dropped tool, call us. Small repairs on a flake floor usually blend in well.

What the estimate covers

We measure the garage, check the slab age and moisture, look for sealer and note any cracks. You get a written quote that lists the system, each coat, the prep and the total, along with how long the garage will be out of use. Nothing changes from that scope without your written approval.

McCordsville Growth by the Numbers

  • Housing nearly doubled. The town counted 1,717 housing units in 2010 and 3,028 in 2020, with only 2.9% of the 2020 units vacant.
  • Population still climbing. McCordsville grew from 4,797 residents in 2010 to 8,503 in 2020, and was estimated at 13,094 in 2025.
  • A young municipality. Platted in 1865 and named for the McCord family store, McCordsville did not incorporate until 1988.

McCordsville Questions

How long should I wait before coating a new McCordsville garage?

It depends on the concrete and the product. We test the slab on site and tell you when it is ready. Coating before the slab has cured enough is a common reason new floors blister.

My builder said the garage is already sealed. Can you coat over that?

We grind the sealer off first. A coating applied over a builder sealer bonds only as well as the sealer does, and those products are not made to hold a coating.

Should I coat before or after my first winter?

Before is better. Salt brine soaks into bare concrete and can leave pitting and stains that need extra prep later.
